If you’re in the market for a home, you likely know that finding everything on your wish list can be difficult to do. But what happens when you find not one, but two houses that have everything you are looking for? How do you choose between the two?

Here are some tips for choosing between two different properties that seem to have everything that you want and need. Be sure not to take too much time trying to decide, because another buyer could swoop in.

1. Make a pros and cons list.

This is a great way to decide between two properties, especially if you and your spouse disagree on which house to pursue.  You can start by making a list of what you like and dislike about each house, and simply go with the house that has more aspects that you both agree on—or the house with more in the “pros” column.

Some things to consider adding to your pros and cons list include the number of rooms, maintenance required, decorating style, remodeling costs, available storage and parking, and more.

2. Research the neighborhood.

If the houses you are interested in are in two different neighborhoods, you may need to evaluate each one to determine where you want to live. Look at the proximity to schools, shopping, nightlife, your work, and any other factors that are important to you. You can also look into the other types of families in the neighborhood—are they similar to yours? Don’t forget to look up crime statistics to be sure of the safety of your new potential places.

3. Check on other sales.

Look up the resale value of other homes in the area to see if what you are looking at is a good buy.  You might also want to see if the neighborhood has a lot of houses for sale, which could be a negative sign. Your real estate agent can help you with this.

4. Find out how long each house has been on the market.

Your real estate agent can tell you how long the houses have been up for sale. If one has been up for a long time, you might be able to get it for a lower price, which could help you decide between the two properties.

5. Take another look.

Ask your real estate agent to show you both properties again. You might feel differently after seeing them both a second or third time. Try to picture yourself in each house doing daily activities and entertaining guests, and see which one feels the best to you.
